Summary of Proposals
- Planning permission is sought in outline for a mixed-use development comprising both market and affordable private dwellings, supported living accommodation, employment space and community facilities. The details of these elements are as follows: • Up to 350 residential dwellings; • Plots for custom and self-build housing; • Up to 80 care and assisted living units (C2 compliant); • Up to 3,000 sqm of employment floorspace; • Up to 250sqm convenience and 200sqm comparison retail; • 500 sqm day nursery; and • A building suitable for community group activities.
- The residential component of the application is for 350 Class C3 units including self-build and custom dwellings and 80 Class C2 units for care and assisted living, restricted to occupation by over 55s. Age-restricted occupation will be secured in perpetuity via a planning condition.
- The majority of residential development will be focused to the central and western extents of the site, adjoining the existing dwellings in the settlement. The employment space and community uses will be focused central and north eastern portions of the site, with a significant area of open space abutting the eastern boundary.
- The Appellant will prepare a S106 to secure appropriate staged financial contributions
The Decision and the Appeal
South Oxfordshire District Council refused planning permission for this development on 4th February 2022. JT Leavesley Ltd have filed an appeal against the refusal.
